MAKE YOUR CURB APPEAL...APPEALING - It's the first thing a buyer sees so make it beautiful. Cut & edge the lawn, trim the bushes, pull those weeds!
NO SECRETS - Other than a foreclosed home, every sale transactions will have a seller's disclosure. This means you'll have to let the potential buyers know about that pesky leak in the bathroom that you haven't gotten around to fixing. If you withhold any information and it goes through inspection, you may lead to a lengthy negotiation period with the buyers or worst case scenario, a lawsuit after the sale transaction.
HOW MUCH YOUR HOUSE IS WORTH vs HOW MUCH YOU THINK IT'S WORTH - Remember #2? This is why it's important. If your real estate agent is knowledgeable and has done their market research for the area, then you'll be priced at the right point. You'll be able to avoid overpricing it and leading to price drops over a long period of time which can lead you to being disappointed.
PREPARATION IS KEY - Whether you're buying or selling, you should always have a plan B, just in case the timeline doesn't go according to schedule. Know your mortgage payoff, the closing costs, HOA (if there is one), and any other fees.
NO DISTRACTIONS - When a buyer is walking through your home, they have to picture themselves living there so keep your home neutral as possible. Clean up the toys, keep personal items out of sight, put pets in their kennel or a secured area. Paint your house in neutral colors and keep it smelling nice during the whole process of selling your house.
